CLIENT

SL Green Real­ty Corp., New York, NY’s largest office land­lord, is the only ful­ly inte­grat­ed real estate invest­ment trust, or REIT, that is focused pri­mar­i­ly on acquir­ing, man­ag­ing, and max­i­miz­ing val­ue of Man­hat­tan com­mer­cial properties.


BRIEF

We were com­mis­sioned to devel­op an annu­al report con­cept that helped cel­e­brate SL Green’s fif­teenth anniver­sary as a pub­lic com­pa­ny. Our goal was to cre­ate an investor sto­ry that helped demon­strate the strat­e­gy for SL Green to become NYC’s pre­em­i­nent com­mer­cial real estate com­pa­ny today and well into the future.


APPROACH

The SL Green annu­al report is a cel­e­bra­tion of a fif­teen-year strat­e­gy that has proven to be on tar­get. The com­pa­ny’s fun­da­men­tal focus on acquir­ing and devel­op­ing prop­er­ties in the most desired loca­tions is at the core of the mes­sage. When investors ful­ly under­stand this strat­e­gy, SL Green’s suc­cess speaks for itself. The key was not to sim­ply rest on past per­for­mance, but to demon­strate the strength of an invest­ment in NYC real estate, now and in the future. To do this, we cou­pled a view of the last 15 years with a sec­tion focused on the future growth areas for the city and how SL Green is active­ly plan­ning for it.

PRODUCTION LESSONS

Selling the idea of transparent pages was difficult enough—we used flat printouts and an old World Book Encyclopedia to convey our concept. Finding, testing, printing, and binding acetate sheets was a lesson in and of itself. The take-away: leave lots of time for production and even more for the bindery!
